The developer, Optima, is asking for an exception to the current zoning for the area. The current zoning ordinance states the maximum building height is 50 feet (five stories). The developer's proposal is for an eight-story building and with a rooftop deck and mechanical room the height in some spots will be 105 feet...twice the size of what's allowed with the existing code!
The Community Reaction
Nearly 1,000 (...and growing) East Lakeview residents have signed our petition to ask the Alderman and the developer to make needed changes to the building. The signers support the following for the 3460 N Broadway development:
Building that is no taller than 50 ft (compliant with the existing zoning rules).
Architectural style that blends with the existing community.
Utilization of green space and setbacks.
Style that minimizes the "canyon" effect.
Consideration for environmental issues, glass overuse/clean building/traffic.
